Roofing in Hayden, ID

Roof replacement and repair in Hayden, ID starts with an honest look at the roof you already have. Coeur d'Alene Premier Roofing repairs leaks, wind and hail damage, chimney and skylight flashing, and ice dams, and replaces worn-out roofs with CertainTeed Landmark architectural shingles, Brava composite shake and slate, or 24-gauge standing seam metal. Tear-offs go down to the deck, then back up with ice and water shield, synthetic underlayment, drip edge, new gutters and ridge-to-soffit ventilation.

Our North Idaho roofing crew has worked out of Coeur d'Alene since 2016, a short drive up US 95. We're locally owned, insured and registered with the Idaho Division of Occupational and Professional Licenses, and our installers are CertainTeed ShingleMaster credentialed. You get a free inspection (by drone when the roof isn't safe to walk), a written estimate, financing options, a written workmanship warranty that's lifetime on many installs, and a magnetic nail sweep before we leave.

Why So Many Hayden Roofs Are Due for Replacement

Hayden did most of its building in the 1990s and 2000s, and those roofs are wearing out together. The median home was built in 1997, and 55.1% of the city's 6,282 housing units went up between 1990 and 2009, the highest share of any city we serve. Homes from the 1990s alone make up 31.6% of the stock, and their original roofs are now 27-36 years old.

InterNACHI puts architectural shingles at about 30 years and 3-tab at about 20, so most original 1990s roofs in Hayden are at or past the end of their life. The warning signs we find on these homes: granules collecting in the gutters, cupped or curled tabs on the sunny south and west slopes, cracked rubber pipe boots, and daylight at the ridge when you look up from the attic. When two or more show up, a shingle roof replacement usually costs less over time than chasing leaks.

The older end of town adds a wrinkle. About 14.2% of Hayden houses date from the 1970s, and some of them already carry a second layer of shingles. IRC R908.3.1.1 forbids a third layer, so those jobs are full tear-offs to the sheathing. We replace soft or delaminated decking at that stage, before any underlayment goes down, and price it per sheet in the estimate so there are no surprises.

What a New Roof Costs in Hayden, Idaho

A new architectural shingle roof on a typical Hayden home costs $9,000-$18,000 in 2026, based on our published ranges for the Coeur d'Alene area. Premium systems, metal and Brava cost more, as the list below shows. The City of Hayden also charges a re-roof permit fee, figured from the estimated contract price rather than a flat rate.

Online statewide averages run lower. This Old House puts the 2026 Idaho average at $7,947, with a range of $6,117-$20,703, but that figure leans on smaller, simpler roofs. Labor is 40-50% of an installed price, so pitch, dormers, valleys and the number of old layers move a Hayden quote more than the shingle you pick. In Idaho, architectural asphalt runs about $450-$650 per square (100 square feet) installed.

With 75.0% of Hayden homes owner-occupied, most of the people we work for plan to stay under the roof they buy, which tilts the math toward longer-lived materials. Standing seam metal roofing costs roughly twice as much per square as shingles but carries an InterNACHI life of 40-80 years. Financing is available on every system, and the estimate is free and itemized.

  • Architectural asphalt replacement: $9,000-$18,000
  • Premium CertainTeed system: $12,000-$25,000
  • Larger custom homes: $20,000-$45,000+
  • Standing seam metal: $25,000-$60,000+
  • Brava composite shake or slate: $30,000-$70,000+

Snow, Ice Dams and Hail on Hayden Roofs

Hayden sits about 4 miles north of the Coeur d'Alene weather station, where January averages 31.2°F and the long-term record shows 45.8 inches of snow a year. That's within about a degree of the NRCA's 30°F guideline for ice-dam protection. So every Hayden roof we install gets ice and water shield from the eave to 24 inches inside the exterior wall, plus full coverage in the valleys.

Design snow loads change with the address. Coeur d'Alene designs to 60 psf ground snow and Post Falls to 56 psf, while unincorporated land around Hayden Lake falls in Kootenai County snow load zones A through D: 40, 50 or 60 psf minimum, or an Idaho-licensed engineer's number in Zone D. We confirm the zone for your property before we quote anything heavier than asphalt shingles.

Hail is the other summer risk. The National Weather Service warning on Sept. 25, 2024 named Hayden for penny-size hail and 60 mph gusts. Bruised shingles and lost granules are hard to spot from the driveway, so our free inspection covers every slope, by drone when the pitch is too steep to walk safely. If we find storm damage, we photograph it for your adjuster and walk you through the claim.

Roofing Near Hayden Lake and the US 95 Corridor

Hayden covers 10.43 square miles at the southwest end of Hayden Lake, where US 95 meets State Highway 41, about 4 miles north of I-90. The city grew from 15,570 people in 2020 to an estimated 17,363 in 2025, an 11.6% gain, and Coeur d'Alene Airport sits just to the northwest. Growth like that keeps our Hayden schedule split between re-roofs on the older streets and repairs on newer homes.

Lake homes are a different job. In the small city of Hayden Lake next door, the median home is valued at $792,700 and 34.7% were built in the 1990s, so many lakefront roofs are reaching replacement age along with Hayden's. Those homes are a natural fit for Brava composite shake or slate, which gives the look of cedar or stone without splitting or rot, or for standing seam metal under tall pines.

Forested slopes around the lake fall inside Kootenai County's two-mile wildland-urban interface, and wildfire is the county's number one hazard. IBHS reports that up to 90% of homes damaged or destroyed in wildfires were first ignited by embers, which can travel more than a mile ahead of the flames. We install Class A fire-rated roof coverings and can screen attic vents with 1/8-inch metal mesh. A few miles west across the prairie, we also roof homes in Rathdrum.

Types of Roofing We Offer in Hayden

Most Hayden calls start with a leak on a 25-year-old roof. Here's what we do once we're up there.

  • Roof Repair and Leak Repair

On Hayden's 1990s roofs, the first leaks usually come through rubber pipe boots cracked by 25-plus winters, loose counterflashing, or eaves where ice dams push meltwater under the shingles. We fix the failed part, open up and check the decking around it, and hand you photos with a written call on repair versus replacement.

  • CertainTeed Architectural Shingles

CertainTeed Landmark is the shingle we install most in Hayden. It's a two-layer laminated shingle that meets ASTM D3462, carries a UL Class A fire rating and passes ASTM D3161 Class F wind testing, with a lifetime limited warranty and 10 years of SureStart coverage. Our installers hold CertainTeed ShingleMaster credentials.

  • Chimney and Skylight Flashing

Chimneys and skylights are where older Hayden roofs tend to leak first. We rebuild step flashing and counterflashing around brick chimneys, add a cricket behind wide ones to split the snowmelt, and reflash or replace skylights and sun tunnels. Each opening gets ice and water shield before the shingles go back on.

  • Brava Composite Shake and Slate

Brava tiles are synthetic shake and slate that look like cedar or natural stone, and they suit the higher-end homes toward Hayden Lake. They won't split, cup or rot like wood shakes, and they go over the same ice and water shield and synthetic underlayment as our other systems. Installed Brava roofs run $30,000-$70,000+.

  • Standing Seam Metal Roofing

For homes under tall pines, standing seam lets snow and needles slide off. We use 24-gauge steel, 0.0239-0.0276 inches thick, the gauge recommended for snow, hail and wind country, with concealed clips and a Kynar 500 finish. Snow guards above doors and walkways keep sliding snow off people and gutters. Prices run $25,000-$60,000+.

  • Ice Dam Removal and Prevention

A January average of 31.2°F means daytime thaws and nightly refreezes, the cycle that builds ice dams along Hayden eaves. We remove the ice from the eaves and gutters, then go after the heat loss that caused it: gaps in the attic floor, blocked soffit vents, or a ridge vent too small for the 1/150 venting rule in IRC R806.2.

Hayden Roofing FAQs

Does Hayden require a permit for a new roof?

Yes. The City of Hayden requires a permit for a re-roof, and its fee schedule figures the fee from the estimated contract price instead of charging a flat rate. Homes outside city limits around the lake go through the City of Hayden Lake or Kootenai County. We pull the right permit for your address as part of the job.

Should a 20-year-old roof in Hayden be replaced?

Not automatically. A 20-year-old 3-tab roof has reached its expected life according to InterNACHI, but architectural shingles that age often have about 10 years left. Hayden's median home dates to 1997, so we see both kinds. A free inspection checks granule loss, flashing and decking before anyone recommends a full replacement.

Is $30,000 too much for a roof in Hayden?

It depends on the roof. $30,000 is above our $9,000-$18,000 range for a typical architectural shingle replacement, but it's normal for larger custom homes ($20,000-$45,000+), standing seam metal ($25,000-$60,000+) or Brava composite ($30,000-$70,000+). Ask every bidder for an itemized estimate that lists squares, tear-off layers, underlayment and flashing.

Do Hayden roofs need ice and water shield?

Yes. IRC R905.1.2 requires an ice barrier where ice damming is a known problem, and Coeur d'Alene and Post Falls both require one on every roof. Hayden's January average of 31.2°F sits close to the NRCA's 30°F guideline, so we install ASTM D1970 membrane from the eave to 24 inches inside the exterior wall.

Will insurance pay for hail damage on my Hayden roof?

Often, when the damage is recent and documented. The Sept. 25, 2024 storm warning named Hayden for penny-size hail and 60 mph gusts. What you collect depends on your policy: actual cash value coverage subtracts depreciation for an older roof, and replacement cost coverage doesn't. We photograph every hit for your adjuster.
